<p>As our <a href="https://housesigma.com/blog-en/infographic-edmontons-spring-real-estate-market-looks-flat-but-details-tell-the-real-story/">Greater Edmonton PriceWatch infographic</a> revealed recently, Edmonton&#8217;s overall home sales volume is down 16% year over year, and trend shows a clear shift toward buyers&#8217; favour, with 70.5% of homes selling below list price. However, the city&#8217;s luxury segment has been holding firm amid that overall cooling market.</p>



<p>Greater Edmonton has recorded 26 home sales above $2 million so far in 2026, compared with 19 in the same period last year. At the $2.5 million mark and above, there have been 13 sales so far this year, very similar to the 12 in the same period last year. The very top of the market hasn&#8217;t cooled the way the broader market has, even though discounts off list price are still showing up at these high prices.</p>



<p>Below are Greater Edmonton&#8217;s 10 most expensive residential sales of 2026 so far (Jan 1 to Apr 27), ranked by sale price. All the homes are priced above $2.65 million, and none of them went for over the asking price. It&#8217;s worth noting that the list excludes land-focused and rural that don&#8217;t have high-end homes on the land, such as a high-priced ranch with a basic bungalow. </p>

<p>The most expensive residential sale in Greater Edmonton in 2026 so far: a 2003-built, 7,002-square-foot six-bedroom estate in Windermere, southwest Edmonton&#8217;s high-end enclave. Listed at $3,995,000, the home sold on April 17, 2026 for $3.9 million, a relatively narrow 2.4% below ask.</p>

Listed at $3,998,000 and sold on April 17, 2026 — the same day as #1 — for $3.85 million, a 3.7% reduction.</p>

The home was highlighted our <a href="https://housesigma.com/blog-en/infographic-edmontons-spring-real-estate-market-looks-flat-but-details-tell-the-real-story/">March Greater Edmonton PriceWatch report</a>, which used it to illustrate how list prices and sale prices have drifted apart even at the high end.</p>

Either way, it was listed at $2,899,000 and sold on February 23, 2026 for $2.8 million, a 3.4% reduction. </p>

Edmonton&#8217;s luxury condo segment has been softer than the detached side in 2026.</p>

<p>For most sellers, that softening market means accepting a bid below expectations and waiting a few weeks longer than planned. But for a smaller group, often at the higher end of the market, it has meant something more punishing: many months or even years of no sale, terminated listings, relistings, and dramatic price reductions before a buyer finally came through.</p>



<p>Below are HouseSigma&#8217;s picks of Greater Calgary&#8217;s 10 most painful home sales of 2026 so far, based on MLS data on sales between January 1 and April 23. The list is a combination of three rankings: biggest dollar discount off final list price, longest total time on market across all listing attempts, and highest number of repeated listings before the sale closed. The first property is ranked at the top as it appears on two of these lists, making it (in our opinion) the most painful sale of the year to date.</p>

<p>This is the only property to appear in two of our categories: it is the most-relisted home to sell in 2026 so far, and it is third in the longest total listing period rankings. This beautifully renovated, four-bedroom Chestermere detached home moved in and out of the market across eight listing attempts between January 2024 and March 2026, accumulating 639 days on the market before a buyer finally agreed to $1.8 million. The seller bought the home for $1.06 million in April 2022, so at $1.8 million the sale represents a paper gain — but it&#8217;s well below the seller&#8217;s original target of $2.2 million.</p>

<p>The biggest dollar discount of 2026 so far: $550,000 off the final asking price on this grand, 2014-built Calgary detached home. The seller&#8217;s first listing went up in May 2025 at $5.89 million and was terminated in December after 200 days without a buyer. The home was relisted in February this year at $5.35 million and sold 63 days later for $4.8 million, 10.3% below that final ask and more than a million bucks off the original target. </p>

<p>This detached Calgary home, built in 1991, closed 18% below its $1.95 million asking price after three consecutive listings beginning in April 2025. The first two were terminated without a sale — 36 days on the first attempt (priced at $2,595,000), 132 days on the second ($2,190,000). The third listing ($1,950,000) finally closed in late February 2026 at $350,000 below ask, the second biggest dollar loss of 2026 so far.</p>

The two earlier listings combined for 406 days on market through those abandoned attempts. The seller returned in September 2025 with a $3,499,000 list price and closed five months later for $349,000 below ask.</p>

<p>Four listings and a whopping 905 active days on the market, this is the longest total time of any sale in Greater Calgary in 2026 so far. The Rural Foothills County property with a ranch and a three-bedroom house was first listed in June 2023 for $2,999,000 and bounced through two listing expirations. The third listing, beginning April 2025 at a barely reduced price of $2,990,000, finally closed in January 2026 at $2.925 million. A rare tale where the seller held out for the right buyer who eventually showed up to pay close to full ask, so the pain paid off.</p>

The final listing went up on January 5, 2026 and sold within 16 days.</p>

The unit sat on the market for 633 active days across three listings: an April 2024 listing at $529,900 that expired on December 31, a January 2025 listing that expired on June 30, and a third listing from July 2025 that finally sold on January 23, 2026. For a building completed just a few years ago, that represents a substantial share of the unit&#8217;s post-construction life spent listed.</p>

The seller started fresh in late June 2025 after an earlier attempt that terminated after just six days, then cycled through six more listings averaging just over four weeks each. The property closed in February 2026 at $515,000.</p>

Four of those listings ended and were immediately replaced with a new MLS number on the same or next day, a pattern that effectively resets the &#8220;days on market&#8221; counter shown in public listing pages and is a common tactic for properties struggling to attract offers. The home finally sold for $673,000 on February 6, 2026.</p>

<p>Seven listings in the six months between August 2025 and February 2026, averaging just 22 days each, gives this small bungalow the shortest average listing duration of any property in our top 10. In five of the seven listings, each listing ended and restarted on the same or next day with a new MLS number — the same pattern seen on 96 Belmont Terrace, above. The home sold in mid-February 2026 for $565,000, closing out more than six months of near-constant listing activity.</p>

<p>The biggest residential sale of Q1 2026 in Metro Vancouver was no ordinary transaction. The $28 million sale of a Point Grey Road waterfront estate in February ranks as the third-highest residential sale in the region over the past decade, behind only a $44 million Blanca Street sale in June 2024 and a $31.1 million Belmont Avenue sale in 2016.</p>



<p>Beyond that headline number, HouseSigma data that these were the only 10 home sales above $7 million across Metro Vancouver between January 1 and March 31. It&#8217;s a far cry from the heyday of 2021 and 2022, but it&#8217;s notably more than Q1 2025, when only six sales crossed that same threshold. </p>



<p>West Vancouver and Vancouver&#8217;s West Side account for every detached entry on the below list, with the sole condo located in Vancouver&#8217;s West End. </p>



<p>Behind several of these sales is a recurring pattern from the upper end of the market: sellers who spent years, and millions in price reductions (as well as, often, untold renovation costs), trying to offload their properties before finally getting deals done. Four of the top ten sold for at least $5 million below their original asking prices.</p>

<p>The biggest residential transaction in Metro Vancouver in Q1 2026, this is a sale that came with a long road to closing. The sellers first listed this Point Grey Road waterfront property for $36 million in 2024, dropped it to $33 million, then brought it back at $28 million earlier this year before finally getting a deal done on February 18. The home spans nearly 5,800 square feet across 10 bedrooms, the result of two formerly separate lots combined into a single estate at arguably one of the most coveted addresses in the city.</p>

<p>Directly next door to the #2 sale and closing just three days earlier on February 2, this makes two adjacent Bellevue Avenue properties trading hands within days for a combined $28.25 million. We&#8217;re curious about that, although without confirmed buyer information, we can&#8217;t be sure if it&#8217;s a combined deal or an unlikely coincidence. The home itself is a five-bedroom, 5,577-square-foot house built in 1926 and last sold in March 2016 for $10.6 million. A decade on one of Vancouver&#8217;s most prestigious waterfront streets added just under $900,000 in value — modest by the standards of the street&#8217;s recent history. It&#8217;s also worth noting that the above image is the only photo in the most recent listing, which is another hint that this may be a land-parcel play, but you can click through <a href="https://housesigma.com/bc/west-vancouver-real-estate/2604-bellevue-avenue/home/VaD6p78bDWVYwRQr?id_listing=eQp5yOpK8RB7d0ZE" target="_blank" rel="noreferrer noopener">previous expired listings</a> to see the house. </p>

<p>At 10,844 square feet, this is the largest home on the list by a significant margin — nearly 3,000 square feet bigger than the next largest entry. Built in 2018 in the British Properties with six bedrooms and 10 bathrooms, it sold January 30 for $11.35 million. That&#8217;s just $550,000 more than its September 2018 sale price of $10.8 million, less than 5% appreciation over seven years on a property of this calibre.</p>

This is a prime redevelopment play on a highly coveted lot with direct access to the beach (and next door is already being redeveloped, as the above photo shows). No prior sale appears in our records for this property.</p>

<p>Cedar Crescent sits in the heart of Vancouver&#8217;s Shaughnessy neighbourhood, and this charming 1911-built home reflects the character of the street and is the oldest home on our list. It sold March 2 for $8.775 million — just $325,000 more than its March 2024 sale price of $8.45 million. That&#8217;s a slim margin for what looks likely to been a two-year renovation flip rather than a regular resale (check out the new interior photos versus the <a href="https://housesigma.com/bc/vancouver-real-estate/1712-cedar-crescent/home/xmZRW7nEPXMyEBO9?id_listing=MWBVyZENd1KYKemj" target="_blank" rel="noreferrer noopener">previous sold listing</a> images), so we&#8217;re doubtful the sellers got a solid return.</p>

The property first came to market at $13.88 million, meaning the sellers collected $5.38 million less than they originally hoped for. The previous recorded sale was August 2015 at $7.85 million, so — after a decade, a renovation, and years of attempting to sell — the net gain was $650,000 minus renovation costs.</p>

<p>A 2018-built home near UBC that ties with #7 at exactly $8.5 million but closed much later in the quarter, on March 30. It&#8217;s another painful selling story. The owners first brought it to market in 2022 at $12.98 million, tried again in 2023 at $13.5 million, and came back in 2024 at $13.5 million before reducing to $11.88 million. Each time the listing expired or was terminated without a sale. The property finally sold at a fresh $8.5 million asking price just two days after being relisted, $5 million below the peak ask. The previous recorded sale was in 2012 at $5.15 million, making the long-term gain $3.35 million over 14 years.</p>

It first came to market in 2022 at $13.5 million and sold in January this year for $8.2 million — $5.3 million below the original ask. The last sale on record was September 2004 at $4.7 million, which means the long-term appreciation picture is strong, even if the recent listing experience was painful.</p>

It last sold in June 2016 for $5.88 million, a gain of $1.32 million over nine years. At roughly $2,526 per square foot, it&#8217;s a reminder that Vancouver&#8217;s luxury condo market has a very different price per square footage than the detached market.</p>

<p>If you want an example of how the luxury real estate sector has been rapidly softening in the Greater Toronto Area, one very revealing cautionary tale is that of a <a href="https://housesigma.com/on/toronto-real-estate/505-russell-hill-road/home/PXRla7gx9vP3jEvL?id_listing=6zqW7dzLZKvY5eZE" target="_blank" rel="noreferrer noopener">high-spec new mansion in Forest Hill</a>, which sold in 2025 for nearly $12.2 million dollars under the original listing price set back in August 2024.</p>



<p>The owner (possibly the developer, as this is a 2023-built home) <a href="https://housesigma.com/on/toronto-real-estate/505-russell-hill-road/home/PXRla7gx9vP3jEvL?id_listing=wJKR7PNw1npYXeLP" target="_blank" rel="noreferrer noopener">first listed it at $19.99 million</a>, and gradually decreased the price in new listings over the following months, finally asking $10.29 million and ending up in a power-of-sale transaction in May 2025 at $7.5 million. Even at this price, the home made our <a href="https://housesigma.com/blog-en/top-10-most-expensive-gta-home-sales-of-2025/" target="_blank" rel="noreferrer noopener">GTA 10 most expensive home sales of 2025 list</a>. The eventual $2.79 million difference between the sale price and its final list price was still the largest dollar discount of any single GTA residential property sale in 2025. </p>



<p>HouseSigma&#8217;s deep dive into list-price-vs-sales-price data (see infographic below) found that nearly three-quarters of GTA home sales went for under the final asking price in 2025, with nearly one quarter going for over list. The median difference in the GTA region across 2025 was a discount of 2.5%. Condos saw slightly deeper discounts, followed by detached homes, with attached homes getting closest to asking.</p>



<p>The softening of the high-end sector is also evident in the fact that luxury-home-heavy areas such as King, Caledon, and Oakville were the municipalities to see the largest gaps between asking price and sale price. In contrast, Oshawa and Clarington, municipalities among the cheapest for median sale prices, saw the lowest median discounts from list price. </p>



<p>The individual home that went for the highest percentage amount under its final list price was not the above Forest Hill mansion, but an <a href="https://housesigma.com/on/scarborough-real-estate/36-north-edgely-avenue/home/2Z5BX32EEJb7Dar0?id_listing=aQmD7zVoEDO7J9Bo" target="_blank" rel="noreferrer noopener">unassuming Scarborough bungalow</a> whose owners had wanted $1.49 million but accepted $845,000, a reduction of 43.5%.</p>



<p>However, with a quarter of GTA homes going for over list price, there were some sales success stories. The home that went for the highest dollar amount over asking in 2025 was a <a href="https://housesigma.com/on/toronto-real-estate/17-maclean-ave/home/b1DBW7Rr9a17qlAp?id_listing=B5bO3xxwrM63kWVP" target="_blank" rel="noreferrer noopener">lakefront beauty in The Beaches</a>, right on the boardwalk, which got $1.68 million over its $2.5 million list price, for a sale at $4.18 million. The highest percentage premium was paid for a <a href="https://dev-a0e5d8.housesigma.com/on/north-york-real-estate/1505-18-sommerset-way/home/owJKR7PRWmOYXeLP?id_listing=amgL7AVr0O23Z1MW" target="_blank" rel="noreferrer noopener">one-bed North </a><a href="https://housesigma.com/on/north-york-real-estate/1505-18-sommerset-way/home/owJKR7PRWmOYXeLP?id_listing=amgL7AVr0O23Z1MW" target="_blank" rel="noreferrer noopener">York </a><a href="https://dev-a0e5d8.housesigma.com/on/north-york-real-estate/1505-18-sommerset-way/home/owJKR7PRWmOYXeLP?id_listing=amgL7AVr0O23Z1MW" target="_blank" rel="noreferrer noopener">condo</a> that was strategically listed at $199,000 and sold at $495,000, or 148.7% more. </p>



<p>Sammy Kohn, a leading HouseSigma agent in the region, said, &#8220;The GTA&#8217;s high-end homes aren’t bulletproof. Listing what a seller feels is a $10 million-plus property, only to see it sell for $7.5 million, is a clear reminder that even the priciest addresses need to respect market shifts. In today’s market, prestige alone doesn’t set the price—buyers do.&#8221;&nbsp;</p>

<p>For the home seller who last year had to take $5.88 million less than they wanted on their <a href="https://housesigma.com/bc/west-vancouver-real-estate/925-fairmile-road/home/ZEXrx30DR1l3OklN?id_listing=XeEn7X4lpDq7rPo8" target="_blank" rel="noreferrer noopener">luxury West Vancouver mansion</a>, the depth of that discount has got to sting &#8211; but we expect the $11 million they got for the home eased some of that pain.</p>



<p>New data by HouseSigma has found that the luxury home sector in Metro Vancouver saw some massive price cuts between listing and sale prices in 2025, in order to get the deal done in a rapidly softening market.</p>



<p>Across the year, more than 80% of all Metro Vancouver homes sold below their final asking price, with a median discount of 2.38%. However, that number rises dramatically on properties sold last year that were listed for $10 million-plus. </p>



<p>In this high-priced market, there were only 26 sales in the entire region last year, and all of them went for below asking, by a median of 19.2%. The steep discounts put 10 of the final sale prices of these homes under the $10 million threshold, with only 16 selling above that price all year (compared with 26 Metro Vancouver sales above $10 million in 2024). </p>



<p>At the other end of the luxury scale from <a href="https://housesigma.com/bc/west-vancouver-real-estate/925-fairmile-road/home/ZEXrx30DR1l3OklN?id_listing=XeEn7X4lpDq7rPo8" target="_blank" rel="noreferrer noopener">the West Vancouver home</a> that sold for $5.88 million under its $16.88 million list price, the home in the region that saw the biggest percentage discount was <a href="https://housesigma.com/bc/coquitlam-real-estate/85-201-cayer-street/home/EeVbOYEzJVGyx2P0?id_listing=2Zpj399eZaV3DrK8" target="_blank" rel="noreferrer noopener">this Coquitlam mobile home</a>. It went from a $249,000 asking price to a $72,000 sale price, which is a drop of 71.1%. However, it seems probable that there may have been an unusual deal struck, such as a pad rental, to offset the discount.</p>



<p>Some homes bucked the trend, such as <a href="https://housesigma.com/bc/vancouver-real-estate/41-41st-avenue-e/home/BXeEn7XXXlK7rPo8?id_listing=eVbOYEkRDKB7x2P0" target="_blank" rel="noreferrer noopener">this South Main house on 41st Avenue</a>, a development corridor, which went for 63.8% over its $1 million asking price. And even some luxurious homes did well, with <a href="https://housesigma.com/bc/port-moody-real-estate/8-creekstone-place/home/gJRv53Krav27VPW4?id_listing=gAaOyL6ap1K3GxMb" target="_blank" rel="noreferrer noopener">this Port Moody custom-built home</a> earning the highest dollar amount over asking, selling at $798,000 more than the $2,999,900 list price. </p>



<p>Roman Silin, a leading HouseSigma agent in the Lower Mainland, spoke about the market psychology behind accepting low offers, depending on the price point. He said, &#8220;Very wealthy owners who need to reallocate capital may be more willing to make these sacrificial plays in order to cap their downside or mitigate opportunity cost by shifting to other markets. People who own at this price point likely have other things going on that they can shift to. Whereas, mid- to low-end-priced homeowners are stuck with the biggest capital allocation they have in their one home and sometimes only major asset. This often creates a scenario where they would rather dig in their heels and try to weather the storm until more prosperous days.&#8221;</p>

It&#8217;s actually two neighbouring North York properties combined into one deal &#8211; one for $16.205 million and one for $11.12 million, which closed on the same day to the same buyer. So, although the combination makes it Canada&#8217;s highest priced residential resale property deal of 2025, it&#8217;s not actually the <em>individual </em>most expensive Canadian home sale of the year (that title goes number 2 on this list). </p>

Just&#8230; wow. We figure this huge, turreted home in Caledon on a vast property could host the most epic party the GTA has ever seen. And, at $17.8 million, its sale in May was the highest priced <em>single </em>residential resale transaction of 2025, anywhere in Canada (according to MLS records and not counting farms/ranches, land-based deals, or any off-market  transactions). The main home has incredible interiors and gorgeous finishes, such as double-height ceilings and internal stone walls. The property includes 52 acres of forested land, with trail walks, a stream with waterfalls, and a &#8220;beach house&#8221; for guests on one of the small lakes &#8211; which have fountains, of course. </p>

We hope the new owner is a car lover, as there&#8217;s also a garage with a car lift to store an extra vehicle underground.</p>

The listing shows no interior images, and the description says the as-yet-unlived-in penthouse listing is &#8220;presented with the opportunity for the purchaser to choose their colours and materials&#8221; &#8211; so we believe it was not finished upon listing, but sold at the completed price.</p>

<p>We always love to drool over Metro Vancouver&#8217;s most luxurious home listings, and now is the perfect time to wrap those up in a bow for the year end.</p>



<p>Here at HouseSigma, we decided to highlight the most expensive home sales in the region across all of 2025. That&#8217;s assuming no others make the cut in the next two weeks, in which case we&#8217;ll update this list!</p>



<p>The properties range from palatial mansions to storied penthouses, as well as some pads with the most perfect pools! The prices are eye-watering, but you&#8217;ll see from the sales and listing histories that they&#8217;re not as lofty as in previous years.</p>

It is pure grandeur throughout, and includes an indoor swimming pool and the obligatory double-curved staircase. It sold for $1,380,000 less than its asking price in August this year, after eight months on the market. The property was previously sold as a vacant lot in 2016 for $6.28 million, and radically developed with this house that was finished in 2022. Interestingly, there was also an attempted, but expired, listing for the development opportunity from September 2018 all the way to January 2020, at just shy of $10 million.</p>

That&#8217;s a lot of money, but it masks the rollercoaster history of this full-top-floor unit, on which fit-out was finally done in 2019, six years after the building was completed. The developer has had a series of listings for this condo, with its asking price peaking at more than $32 million in 2022, and gradually reducing the price over the years since then. Fun fact: back in 2015, this author hosted a real estate magazine party in this very penthouse when it was still an unfinished shell and the developer was asking $18 million for it! The developer would have been disappointed to know back then that it would take another decade to offload &#8211; and at a lower price, despite being expensively finished. </p>

<h2>3. University-adjacent family home: $15.18M</h2>

The large home has close to 8,000 square feet of living space as well as an outdoor pool. It may be gorgeous, but this home took a knock down from its asking price of $18.8 million, selling for $15.18 million in June this year. It last sold in 2015 for more than $16 million, so the sellers have taken a loss. </p>

The house was built in 2016, and the property was previously sold as a teardown in 2010 at just under $12 million. Given that it just sold for $15 million, we hope the owner didn&#8217;t put more than $3 million into the build! </p>

For those unfamiliar, that&#8217;s the new-ish tower in the West End of downtown Vancouver that looks like it has a giant shark bite out of the side. This is a first-time sale for this stunning condo, as the building was only finished in 2023. It also boasts the rarest of luxury amenities for a condo &#8211; a private rooftop pool and hot tub, in more than 2,000 square feet of outdoor living space with incredible ocean and mountain views.</p>

It sold in September for $13.6 million, which sounds like a lot, but it was previously listed earlier this year for a staggering $23.88 million. The seller purchased it back in 2018 for $19.28 million, and the listing description says they have since fully renovated the home, so we&#8217;re guessing they were trying to make their money back with that previous high price. Ouch.</p>

The listing description also says it&#8217;s the largest waterfront lot in West Vancouver, with 175 feet of ocean frontage on a private point, including a dock that has a boat hoist. We hope whoever snapped up this unique property will renovate it with care and respect.</p>

Sprawling over 12,000 square feet of living space, the house has amazing Boundary Bay views over to Washington State. It sold in October for $11.48 million, but the owner first listed it earlier this year for $14.39 million, before terminating that listing in June. </p>

The home may have been sold to a developer to finish, or to an owner in a soon-to-be-completed state. What we do know is that it&#8217;s a generously sized, beautifully designed house backed by lush forest in a desirable neighbourhood. </p>

<p>The popularity of real estate TV shows proves that we all love checking out luxury home listings. Here at HouseSigma, we decided it was time to check out the most expensive homes for sale in some of our key markets, including Edmonton.</p>



<p>The priciest home for resale in Edmonton right now (as of November 27, 2025) is a riverfront detached house that hit the market in August at just shy of $9 million. Although that’s a lot of money, it’s dramatically lower than the prices of&nbsp;<a href="https://housesigma.com/blog-en/metro-vancouvers-top-5-priciest-home-listings-and-how-much-they-were-previously-bought-for/">Metro Vancouver’s most expensive properties</a>, and it&#8217;s also lower than the top entry on <a href="https://housesigma.com/blog-en/calgarys-top-5-priciest-home-listings-and-how-much-they-were-previously-bought-for/">Calgary&#8217;s priciest home listings</a>. Which goes to show that Edmonton can provide relatively good value when looking for a high-end home. </p>



<p>Unsurprisingly, properties facing the river dominate this list, with four of the five homes enjoying stunning water views. </p>
