We always love to drool over Metro Vancouver’s most luxurious home listings, and now is the perfect time to wrap those up in a bow for the year end.
Here at HouseSigma, we decided to highlight the most expensive home sales in the region across all of 2025. That’s assuming no others make the cut in the next two weeks, in which case we’ll update this list!
The properties range from palatial mansions to storied penthouses, as well as some pads with the most perfect pools! The prices are eye-watering, but you’ll see from the sales and listing histories that they’re not as lofty as in previous years.
Check these amazing properties out below, then head to our home page to see more sold and for-sale homes in your area, where you can filter by price and many other attributes.
1. Chateau Eyremount: $17.5M

820 Eyremount Drive, West Vancouver: This palatial home, named Chateau Eyremount, is located high in the glitzy British Properties and wouldn’t look out of place in Versailles. It is pure grandeur throughout, and includes an indoor swimming pool and the obligatory double-curved staircase. It sold for $1,380,000 less than its asking price in August this year, after eight months on the market. The property was previously sold as a vacant lot in 2016 for $6.28 million, and radically developed with this house that was finished in 2022. Interestingly, there was also an attempted, but expired, listing for the development opportunity from September 2018 all the way to January 2020, at just shy of $10 million.

2. Hotel Georgia penthouse: $15.75M

667 Howe Street #4801, Vancouver: The luxurious penthouse at the Residences at Hotel Georgia is second on our list at $15.75 million. That’s a lot of money, but it masks the rollercoaster history of this full-top-floor unit, on which fit-out was finally done in 2019, six years after the building was completed. The developer has had a series of listings for this condo, with its asking price peaking at more than $32 million in 2022, and gradually reducing the price over the years since then. Fun fact: back in 2015, this author hosted a real estate magazine party in this very penthouse when it was still an unfinished shell and the developer was asking $18 million for it! The developer would have been disappointed to know back then that it would take another decade to offload – and at a lower price, despite being expensively finished.

3. University-adjacent family home: $15.18M

1416 Wesbrook Crescent, Vancouver: Close to the University of British Columbia (UBC) and overlooking the mountainous Howe Sound is this 2005-built family house. The large home has close to 8,000 square feet of living space as well as an outdoor pool. It may be gorgeous, but this home took a knock down from its asking price of $18.8 million, selling for $15.18 million in June this year. It last sold in 2015 for more than $16 million, so the sellers have taken a loss.
Details: 6 bed, 8 bath • 7,876 sq ft • Built 2005 • Sold June 2, 2025
=4. Elevated view mansion: $15M

5795 Newton Wynd, Vancouver: Also located near UBC, this grand house may not look huge from this angle, but it’s the second largest on this list of huge homes, and is three storeys at the back. The house was built in 2016, and the property was previously sold as a teardown in 2010 at just under $12 million. Given that it just sold for $15 million, we hope the owner didn’t put more than $3 million into the build!
Details: 6 bed, 10 bath • 11,285 sq ft • Built 2016 • Sold September 2, 2025
=4. Kengo Kuma penthouse: $15M

1568 Alberni Street #PH1, Vancouver: Joint-fourth on our list at $15 million is the penthouse at the “Alberni” building by starchitect Kengo Kuma. For those unfamiliar, that’s the new-ish tower in the West End of downtown Vancouver that looks like it has a giant shark bite out of the side. This is a first-time sale for this stunning condo, as the building was only finished in 2023. It also boasts the rarest of luxury amenities for a condo – a private rooftop pool and hot tub, in more than 2,000 square feet of outdoor living space with incredible ocean and mountain views.
Details: 3 bed, 5 bath • 4,346 sq ft • Built 2023 • Sold November 13, 2025
=6. Space in Southlands: $13.6M

3138 51st Avenue W, Vancouver: A sprawling 1990-built house in Vancouver’s Southlands neighbourhood, this luxe home sits on two acres and enjoys landscaped gardens, an outdoor pool with terrace, and a tennis court. It sold in September for $13.6 million, which sounds like a lot, but it was previously listed earlier this year for a staggering $23.88 million. The seller purchased it back in 2018 for $19.28 million, and the listing description says they have since fully renovated the home, so we’re guessing they were trying to make their money back with that previous high price. Ouch.
Details: 5 bed, 7 bath • 8,002 sq ft • Built 1990 • Sold September 5, 2025
=6. Oceanfront modern house: $13.6M

166 28th Street, West Vancouver: Another property to sell this year for $13.6 million is this oceanfront West Vancouver house, which has a pool with a spectacular view. Despite being a stunning home, this is another one that struggled to sell, with seven separate listings over 2023-2025, starting with a list price of $19.68 million.
Details: 6 bed, 8 bath • 5,933 sq ft • Built 2015 • Sold September 10, 2025
8. West Vancouver water and city views: $12.38M

2303 Palmerston Avenue, West Vancouver: Oceanview, not oceanfront, this West Coast Modern home is a custom build and packed with immaculate features. It was completed in 2021, and last sold as a teardown in 2012 for $3.45 million.
Details: 7 bed, 9 bath • 7,975 sq ft • Built 2021 • Sold May 26, 2025
9. Russell Hollingsworth retro: $11.5M

5375 Kew Cliff Road: West Vancouver: A Russell Hollingsworth-designed estate, this is certainly the most architecturally significant home on this list. It was built in 1968 and has a tonne of retro architectural features, including an indoor swimming pool with skylights. The listing description also says it’s the largest waterfront lot in West Vancouver, with 175 feet of ocean frontage on a private point, including a dock that has a boat hoist. We hope whoever snapped up this unique property will renovate it with care and respect.
Details: 7 bed, 6 bath • 7,232 sq ft • Built 1968 • Sold January 27, 2025
10. White Rock high roller: $11.48M

13790 Marine Drive, White Rock: The last to make this year’s list is an extravagant White Rock pad that has the biggest square footage in these rankings, and would come in at millions more if it was in West Vancouver. Sprawling over 12,000 square feet of living space, the house has amazing Boundary Bay views over to Washington State. It sold in October for $11.48 million, but the owner first listed it earlier this year for $14.39 million, before terminating that listing in June.
Details: 6 bed, 9 bath • 12,022 sq ft • Built 2010 • Sold October 1, 2025
