Despite the drop in home sales across Edmonton in 2025, sale prices in the region did not similarly falter, new full-year data from HouseSigma has found. This is in contrast to other Canadian cities like Metro Vancouver and Greater Toronto, and is an even stronger showing than Calgary’s 2025 market.
Following a busy 2024 for home sales in the Greater Edmonton region, the median price of a home in the region rose 5.7% last year to $430,000. Looking at prices by property type and month by month (see graph in infographic below), all three home types saw a median sale price higher at the end of 2025 than at the start.
HouseSigma’s PriceWatch infographic also analyzes how much over or under the asking price Edmonton homes sold for. The median difference between final list price and sale price was a modest discount of 1.43%, with 67.2% of homes selling for under asking and nearly a quarter selling for over asking. Condos saw the biggest discounts off the final list price, at a median of 2%.
There are always interesting outliers at each end of the spectrum. The Greater Edmonton home sale that went for the highest dollar amount over asking in 2025 was this property in Rural Leduc County, which has an unassuming home but a generous plot of land and farm buildings. It went for $500,000 over its $1 million asking price. That was not the highest percentage over asking however, which went to this development opportunity in Holyrood, with a 1956 bungalow that is likely destined for the wrecking ball, which sold for 53.9% over list.
At the other end of the scale, the property that lost the most in dollar terms compare with its list price was this luxury home in Mactaggart. The house sold for $970,000 less than the sellers had asked for, but its final $5 million sale price was still enough to get it on our most expensive 2025 Edmonton home sales list. In percentage terms, and polar opposite in luxury levels, this rural St Paul County bungalow sold for a near-50% reduction on its already tiny asking price of $85,000.
