It’s time to check out the 10 most expensive home sales in the Edmonton Metropolitan Region across 2025 – assuming no others break into the rankings in the next two weeks.

1. Riverside property parcel: $6M

5604 & 5608 Whitemud Road NW: This desirable property is something of a two-fer, given that the sale included both the large detached house at 5604 and the neighbouring lot (5608) within a single parcel. The expansive accommodation offers seven bedrooms, nine bathrooms, grand interiors, a huge outdoor deck, and lovely gardens, all right on the river. No doubt there is potential to add a new dwelling to the 5608 property, which likely would have pushed up this sale price.

What we do know is that it’s a generously sized, beautifully designed house backed by lush forest in a desirable neighbourhood.

4 Whitemud Place NW: In fifth spot is this 1991-built modernist-style home in Brander Gardens. There’s also a lovely indoor pool for year-round swimming.

7. Golf-course mystery house: $3.519M

55A Fairway Drive NW: This is a perplexing listing, as it seems to be a not-quite-finished home despite the build year being cited as 2023. The only listing photos are the above rendering, the nearly-complete exterior, and the sweeping golf-course views. It is also listed as a one-bedroom home, which is highly unusual – but perhaps it was unfinished since 2023 and sold to a developer with only one bedroom completed. It was both listed and sold on January 2 this year for the very specific price of $3,519,323.

8. Crestwood new-build beauty: $3.465M

There’s also a movie theatre, huge rec room, wine room and bar, and the land leads down to a small lake.

12511 Grand View Drive NW: Arguably the coolest house on this list, you really have to click through to the listing photos to see what we mean! And check out the above, somewhat retro-style, indoor pool space! We feel like this home is giving hints of Frank Lloyd Wright.
