The popularity of real estate TV shows proves that we all love checking out luxury home listings. Here at HouseSigma, we decided it was time to check out the most expensive homes for sale in some of our key markets, including Edmonton.
The priciest home for resale in Edmonton right now (as of November 27, 2025) is a riverfront detached house that hit the market in August at just shy of $9 million. Although that’s a lot of money, it’s dramatically lower than the prices of Metro Vancouver’s most expensive properties, and it’s also lower than the top entry on Calgary’s priciest home listings. Which goes to show that Edmonton can provide relatively good value when looking for a high-end home.
Unsurprisingly, properties facing the river dominate this list, with four of the five homes enjoying stunning water views.
Check these luxurious listings out below, then head to our home page to see more listings in your area, where you can filter by price and many other attributes.
1. Resort-like riverfront residence: $8.999M

13758 Valleyview Drive NW: This modern residence, perched over the river with a great view of downtown Edmonton, tops our list at $8,999,999. Who wouldn’t love to swim in its resort-style pool with that sweeping vista? Inside, the finishes are immaculate and the features include a super-fancy chef’s kitchen and a spa-like primary bathroom.

2. Business and home in one: $8.4M

16815 41 Avenue SW: There’s more to this quaint home than meets the eye. The property boasts 38 acres of land, on which there is already a viable, 600-stall RV storage business in operation! Why not make your home your business? The house itself is packed with country-living charm, and there’s a pool as well as extensive gardens.

3. Panoramic peninsula property: $6.3M

1730 Ellerslie Road SW: This property is less about the house – although that’s a stunning four-bedroom home with vaulted ceilings and amazing views – and more about its 27 acres of waterfront land that’s slated for additional residential development. According to the listing, the “Purchaser/Developer will be responsible for providing subdivision approval and providing services/infrastructure to [the] existing home on approx 3 Acre parcel.” Due to its unique nature, this property has been on sale for almost a year.

4. Architectural ravine house: $5.995M

112 Westbrook Drive NW: This is a gorgeously designed bungalow backing on to a ravine and enjoying river valley views. While only two of the rooms are (currently) bedrooms, it is a spacious home with impeccable finishes – just check out those ceilings and that sumptuous kitchen. While the MLS listing shows it as 2,944 square feet, that’s just the ground level. There’s also a huge finished basement (along with an unfinished area), which the listing description says brings the home to 5,897 square feet of finished living space.

5. Riverfront renovation: $5.25M

28 Riverside Crescent NW: The fourth of our top five to enjoy sweeping water views, this is another home that is also perched high enough for vistas of downtown Edmonton. There’s plenty to love inside this house, as well – including a stunning curved white staircase, and an epic master bathroom plus dressing room. Built in 2001, it received a million-dollar renovation in 2011, which we assume goes some way towards the asking price of $5,250,000.
