A year ago, amid a softening real estate market, many would-be buyers chose to hold off and see whether they could get a better deal in a year\u2019s time. For those who waited a year and bought recently, their patience has paid off, with prices down across the board for detached, attached, and condo buyers.<\/p>\n\n\n\n

The median detached home in Metro Vancouver sold for $1,522,500 between September 1 and 22 this year, according to HouseSigma data. Over the same three weeks last year, the median was $1,660,000, so this year’s figure is $137,500 (8.3%) lower.<\/p>\n\n\n\n

Townhouses and condos moved in the same direction. The median townhouse sold for $835,000, down from $885,000 (-5.6%), and the median condo sold for $605,500, down from $644,500 (-6.1%). A median price depends partly on which homes happen to sell in a given window, so some of that change reflects the mix of properties on the market in each period, not only shifts in price.<\/p>\n\n\n\n

Buyers also had a little more room to negotiate than they did last September. The typical detached home sold 4.2% below its final asking price, compared with 3.7% a year earlier, and 92.9% of detached homes sold under asking, up from 89.8%. The nine homes below all sold between September 1 and 22 this year for close to the median price in their category. The spread in what that money bought is wide but, in every case, it represents a little more than buyers could get a year ago.<\/p>\n\n\n\n

Built in 1976, this Richmond house has five bedrooms and four bathrooms in 2,388 square feet. It was listed at $1,595,000 and sold for $77,500 under asking. The final price came in $5,000 below the detached median.<\/p>\n\n\n\n

This East Vancouver house was built in 1941 and has three bedrooms and two bathrooms across 2,124 square feet. It was first listed in April at $1,739,000, then came off the market and was relisted in September at $1,549,900. It sold for $24,900 below that final asking price, $2,500 above the regional detached median.<\/p>\n\n\n\n

This Willoughby Heights home is the newest and largest of the three detached homes here, built in 2015 with five bedrooms and four bathrooms over 3,028 square feet. It was listed at $1,599,000 and sold for $79,000 less. At about $502 per square foot, the buyer paid roughly $216 less per square foot than the buyer of the East Vancouver house.<\/p>\n\n\n\n

This 2018 stacked townhouse occupies two upper levels in a corner unit of a four-level building and has its own exterior entrance. It has two bedrooms and three bathrooms in 955 square feet. The home was first listed in March at $918,000 and relisted in June at $849,000. It sold for $24,000 below that final price, $10,000 under the current townhouse median.<\/p>\n\n\n\n
